Our verdict

A traditional mortgage lender with no online application process and limited availability, but plenty of mortgage options to choose from.

Investors Bank offers numerous mortgage options, competitive rates and modest fees. However, they only service select states on the east coast and aren't digital-friendly, at least in terms of the application process.

Unless you're looking to buy a home in one of the few states that Investors Bank services, you'll have to keep looking. In any case, if you aren't quite ready to settle on a mortgage provider, keep shopping around to find the lender that best fits your needs.

Pros

  • Special types of mortgages
  • Great reviews
  • Sells foreclosed homes

Cons

  • Some government-backed mortgages aren’t available
  • Higher credit score requirements
  • Undisclosed fees

Investors Bank offers almost every type of mortgage out there — from conventional fixed-rate and adjustable-rate mortgages to jumbo mortgages to FHA mortgages. That being said, Investors Bank only services a few states. But if you live within its service area, its rates are competitive and the customer service is responsive.

Investors Bank requirements

To get a mortgage through Investors Bank, you must qualify under Federal National Mortgage Association (FNMA), or Fannie Mae, guidelines. This includes, but isn’t limited to, the following:

  • Have a minimum credit score of 620
  • Be at least 18 years old
  • Be a US citizen, permanent resident or non-permanent resident
  • Have a Social Security number or Individual Taxpayer Identification Number
  • Have current, verified immigration status

Documentation

The documentation you’ll need will vary depending on your unique situation, but most mortgage lenders require that you provide:

  • Your most recent pay stub
  • W-2 forms and/or 1099 forms from the previous two years
  • Bank statements and income verification
  • A sales contract and appraisal

Costs and fees

Investors Bank charges a flat $1,290 origination fee. With other lenders, the origination fee can often be anywhere between 0.5% and 1% of the loan’s total amount. So whether this flat fee saves you money depends on your loan amount.
For example, an origination fee of 0.5% on a $200,000 mortgage will cost $1,000. However, a 1% origination fee on the same amount would cost $2,000. In this case, Investor Bank’s origination fee would be less expensive.

How to apply for a mortgage with Investors Bank

Investors Bank doesn’t provide the option to simply hop online and obtain a preapproval or start the application process. You need to call a loan officer directly or fill out the website’s generic form and have them contact you.
To submit the online form, follow these steps:

  1. Visit Investors Bank’s website and choose Personal, then Mortgages, then Get Started.
  2. Complete the form, providing information regarding how you intend to use the loan, your contact information and coborrower information, if any.
  3. Select Submit and an Investors Bank representative will contact you regarding further steps.

Otherwise, call Investors Bank directly at 855-446-9977.

  • Fannie Mae mortgages. Investors Bank is a direct lender of loans issued by Fannie Mae. Fannie Mae loans offer competitive interest rates and low down-payment options.
  • H.O.M.E. Affordable Mortgages. These loans are available to low- and moderate-income borrowers. They offer low down-payment options and require fewer fees and costs.
  • Extended Lock Program. Designed for those interested in building a new home, this loan allows you to lock a current rate for up to 18 months. If rates drop before your loan closes, you can “re-lock” once at a lower rate for a fee or change to a different mortgage type altogether.
  • Co-Op Mortgages. A co-op is a type of mortgage that allows you to purchase a share in a cooperative housing project. As a member, you can then legally occupy one housing unit in the building.
  • LLC Mortgages. If you have a limited liability company (LLC), Investors Bank offers LLC mortgages designed to protect your property from personal liability that might arise from your business.

How Investors Bank’s mortgage products compare to other lenders

Investors Bank offers an expansive list of mortgage products, though this is pretty typical among traditional lenders. In addition to its standard offerings like conventional and FHA mortgages, Investor Bank offers several specialty programs, including options for low-income borrowers, LLC owners and cooperative housing projects.

Pros and cons of Investors Bank

Pros

  • Expansive loan offerings. Investors Bank offers numerous loan types, including conventional, FHA and reverse mortgages. Plus, they offer specialty programs like their H.O.M.E. Affordable Mortgages and Co-Op Mortgages.
  • Competitive interest rates. Although your exact rate is dependent upon various factors, Investors Bank offers interest rates that are on par with the rest of the market.
  • Responsive customer service. Our customer service experience with Investors Bank has been positive. When we completed its online form, we received a response within about 20 minutes. After calling to speak directly with a member of the team, we were connected immediately to a knowledgeable and friendly loan officer who also gave us their direct line in case we had any further questions.

Cons

  • Limited availability. Although Investors Bank has expanded beyond its original branches in NJ, the lender only originates mortgages in a select few states.
